Pre-sale and Home Maintenance Inspections

Pre-sale inspections

One of the largest concerns home sellers have is the buyer’s home inspection. What will the home inspector find? Will the buyer ask for a price reduction or excessive repairs? Or worse will the buyer cancel the contract? Home sellers can alleviate this concern buy having their home inspected before placing it on the market. An independent home inspection will provide the owner with an unbiased view of their home from the exterior drainage to the attic framing. The inspector will identify items ranging from simple maintenance issues to items needing professional attention. With the inspection report in-hand the Seller can prioritize any work they choose to perform and not be surprised when items left undone show up on the Buyer’s inspection. The inspection report may also provide information the Seller can use to complete their Seller’s Disclosure form. I find questions left blank or the ‘don’t know’ box checked on disclosures lead to more questions and uncertainty for the Buyer. Stop worrying and have your home pre-sale inspected.

Home maintenance inspections

Home maintenance are most important for any long term resident of their home.  While Atlanta has been a service oriented city, the last decade has brought us closer to a “home town”.  Ten years ago, the average time living in the same home was less than four years.  Today, many of us are staying much longer and the life cycle of your home’s many systems comes into play.  The difference between re-sale home inspections and home maintenance inspections is part of the discovery phase.  You know if the hot and cold water in your master shower is backwards – I do not need to run $50 worth of utilities down the drain for this demonstration.  We will concentrate on the life cycles of materials, the action Mother Nature is taking on your chimney, the effects of the drainage flowing from your downspouts on your basement and the like.  We will inspect your home from a safety point of view also. I will check fire egress, gas appliances and electrical system for examples. A home maintenance inspection always receives a discount from the standard quoted according to the time saved during the discovery phase.
